Structural design of 35,000-square meter, 435’ tall building consisting of 13,000 square-meter retail spaces on two levels at its base topped with 187-unit 40 story luxury condominium tower. The base of the tower is linked by an enclosed pedestrian bridge to the parking garage and complex across the street.
the 7-story historic building was demolished in 2012 (keeping existing facades as required by historic preservation and reconnected to the new 10 story building). New 5-story below-grade parking garage was created while keeping the existing facades in place. The structural design was very complicated due to a portion of the existing above grade to remain in place.
A $640 million project included a new grocery store to be located at the basement of this building. The challenge was to save the historic building without damage when lowering the existing foundation 7 to 12 feet and to create a 18 foot high ceiling required. The design was done to create an open space by removing 11 columns, designing new mini piles around the existing foundations to support the 108 columns and prevent damage to the existing foundations while they were still supporting the building. This project was reported multiple times including WTOP, Washington Post and Discovery due to its world’s largest known scale of a major structural renovation of removing 108 existing foundations of the entire building to create additional ceiling height by 7 to 12 ft.

Short description: 650,000 gsf 12‐story office building over 180,000 gsf three level below grade parking garage which provides 400 spaces. The ground floor is open to the public and includes an 1,100 seat meeting facility, retail, restaurant, and exhibition gallery. The services included, in addition to the structural design, the design of the waterproofing for the building, blast and progressive collapse requirements, as well as perimeter security. There is a large atrium with a skylight. Provided inspection and quality control services of the construction. The IMF is the first international financial organization and the first United Nations affiliated organization to be awarded LEED Gold for Existing Buildings.

Short description: The complex at the Key Bridge in Rosslyn is comprised of a 633,000 gsf 24‐story office tower, 126,880 gsf hotel, 10,000 gsf retail, and 183,773 gsf residential in a 29‐story tower of reinforced concrete construction. The towers are joined by a six‐story podium with meeting rooms, lounges, restaurant, and ballroom. There are 136 condominium residences, 154 hotel guest rooms, and public spaces. The podium conceals a 388,000 gsf seven‐level parking garage with three underground levels and four above.
